In the event of unpaid rent, Rentrust acts as the financial bridge between the court’s decision and the landlord’s bank account.

Step 1 : The Legal Foundation
To activate the guarantee, the landlord must first :

1. Terminate the rental contract through official channels.
2. Obtain an enforcement judgment from the Rental Dispute Center (RDC).

This judgment must confirm the existence, nature, and exact amount of the debt.

Step 2 : Activating the Payment
Once the judgment is issued, the landlord provides Rentrust with :

1. The Official Court Judgment (Original document preferred).
2. Subrogation Rights Confirmation : A document allowing our insurance partner to recover the debt directly from the tenant.

Our team then guides the landlord through the final steps to ensure the swift payment of the due amount.

Step 3 : Post-Payment Resolution

Once the landlord is paid, Rentrust takes over. Instead of aggressive legal pursuit, we engage directly with the tenant to :

• Establish a fair repayment agreement.
• Organize structured installments to reimburse the debt.
• Help the tenant regain financial stability without further legal escalation.

The cost of the Rentrust guarantee is set at a flat rate of 2% of the annual rent. This calculation is based on the base rent, excluding DEWA, service fees, or other additional charges.

Payment Schedule

• Full Compliance : The premium must be paid in full before the Ejari contract start date.
• Duration : The guarantee is valid for 12 months, perfectly aligned with your standard lease term.

Who Pays the Premium ?
While the arrangement can be flexible, the legal framework remains clear :

• Tenant Responsibility : Legally, the tenant is the sole party committed to Rentrust.
• Flexible Agreements : In practice, the cost can be paid by the tenant or shared with the landlord, depending on your private agreement.

Your Security, Aligned with Ejari.
The Rentrust Certificate is a premium rental guarantee designed to protect landlords against unpaid rent, in full compliance with Dubai’s regulatory framework.

Coverage Scope

• Protection : Covers up to three (3) months of rent.
• Asset Class : Exclusively for residential leases.
• Focus : Strictly covers unpaid rent (does not include property damage).

Full Ejari Alignment
To ensure total transparency, every certificate mirrors the official Ejari contract, including:

• Annual or monthly rental amounts.
• Lease duration (typically 12 months).
• Legal compliance with Dubai land department standards.

Validity & Renewal
The certificate remains valid for the entire duration of your Ejari.

Three (3) months before expiry, the tenant must notify Rentrust to:

1. Renew the rental guarantee, or
2. Cancel the certificate.

Note : Renewal is not automatic. Each request is subject to a new risk assessment by Rentrust to maintain the highest security standards.
